  2. Why Home Buyers Prefer New Homes All Under Warranty

While a used home may appear more cost effective, it likely has products and appliances that need fixing, upgrading or replacing. Unfortunately, products and appliances today are not built with the same quality and do not last nearly as long as they did 20 years ago. While the avocado green fridge from the Brady Brunch is sure to be as functional today as it was in the 1970s, appliances today, don’t have the same gusto. How many appliances can you count in your home? When you count the basics: refrigerator, freezer, dishwasher, washing machine, and dryer, you can see how these products breaking down at once can easily take their toll on our sanity and our wallets.

When you buy new, your products and appliances will all be top of the line and under warranty. With Neal Communities, your home will feature the newest in products and quality design and will come with the Neal warranty. It’s our friendly assurance to you that we stand behind our products and that you will be able to experience and enjoy your quality new home for years saving your sanity and your wallet.

  5. A Night to Remember

A few weeks ago John Neal Homes hosted a very special Realtor® event celebrating the opening of their newest model home in the Haddington neighborhood of Country Club East in Lakewood Ranch. Homes start in the $400’s and up in this community depending upon your lot and upgrades. Their new Palmavera model offers a spacious, refreshingly open floor plan that overlooked a small lake.

Inside the spacious kitchen, John Neal Homes had brought in the celebrity Chef Tommy Klauber, and his staff from Polo Grill and Fête Catering and Ballroom, located on Main Street in Lakewood Ranch.

The honored guests enjoyed a wine tasting with about eight various wines to try from Michael’s Wine Cellar. An array of hors d’oeuvres from Fête Catering, were served. From Moll’s Mac & Cheese Balls to hand picked Mini Blue Crab Cakes with a sweet chili dipping sauce; each appetizer was to die for.

While guests toured this stunning home, John Neal was available to answer any questions about the property and the available upgrades. Meanwhile, Chef Tommy Klauber, demonstrated how to make his Sarasota Seafood Pan Roast.

This surely was a night to remember! Good wine, good-looking food, gorgeous homes and great cooking skills.

  7. Gobble Gobble! Happy Thanksgiving! Don’t forget the stuffing!

Everyone has a favorite Thanksgiving recipe. Perhaps it is your grandmother’s famous oyster stuffing, or your mother’s incredible pumpkin pie, whatever it may be it is sure to conjure up fond memories of past Thanksgiving celebrations.
Those tempting aromas drifting from the kitchen on Thanksgiving morning are enough to tempt any one’s taste buds!
One of our family favorites at Neal Communities is a recipe that we’ve been serving for many years. Thanksgiving would not be Thanksgiving without cornbread and sausage stuffing!
Cornbread stuffing, a Southern favorite, is a nice change from more traditional white-bread stuffing. Also, the stuffing is so easy to make that it’s sure to become a favorite side year-round.
    Ingredients

    •  1 pound sweet Italian turkey sausage, (about 4 links), casings removed
    •  2 cups finely chopped onion
    •  1 1/2 cups finely chopped celery
    •  1/4 teaspoon salt
    •  Freshly ground pepper, to taste
    •  2 pounds prepared cornbread, cut into 3/4-inch cubes (about 12 cups)
    •  1/4 cup chopped fresh parsley
    •  1 tablespoon chopped fresh sage
    •  1 1/2-3 cups reduced-sodium chicken broth

    Preparation

    1. Preheat oven to 325°F. Coat a 9-by-13-inch baking pan with cooking spray.
    2. Cook sausage in a large nonstick skillet over medium-high heat, stirring and breaking up with a wooden spoon, until browned, about 10 minutes. Add onion and celery; cover, reduce heat and cook, stirring occasionally, until tender, about 10 minutes. Transfer the mixture to a large bowl. Season with salt and pepper. Add cornbread, parsley and sage.
    3. Bring broth to a simmer in a small saucepan. Pour 1 cup over the stuffing mixture and toss gently (the cornbread will break into smaller pieces). Add as much of the remaining broth as needed, 1/2 cup at a time, until the stuffing feels moist but not wet. Spoon the stuffing into the prepared pan and cover with foil.
    4. Bake the stuffing until thoroughly heated, about 25 minutes. Serve warm.

  8. Creating that ‘Fall’ Feeling in Florida

Oftentimes in Florida, the difference between the end of summer and the beginning of fall can be nothing more than a few degrees being shaved off the thermometer. While we don’t get to experience quite the same colorful change of seasons like our neighbors up north, we can however ‘create’ the sensation of fall by following a few simple tips.

    1. Light scented candles around the room to capture the ‘smell’ of autumn! With fabulous fragrances like spiced pumpkin pie, evergreen forest, and gingerbread it’s easy create an autumn aroma in every room!
    2. Plant some fall flowers! Traditional fall plants, such as pansies, violas, snapdragons, mums, asters, cabbages, and kale, are reliable methods of injecting a splash of color in your yard.
    3. Bake an apple pie! There are so many fabulous recipes that remind us of fall!
    4. Make your own fall centerpieces. A quick trip to a craft store will provide you with everything you need to create a colorful fall centerpiece. Pine cones, vibrant silk plants, and other creative items will make your home a fall fashion statement.
    5. Travel north. Florida fall foliage, believe it or not, features brilliant hues and spectacular scenery. The changing colors of leaves in autumn is one of nature’s most beloved rites of passage — and makes for one of the most popular and inexpensive getaways for families — even in the Sunshine State. The Ormond Scenic Loop and Trail is a 30-mile circle along the east coast of northern Florida that cuts through four state parks (including Tomoka State Park), six local parks and 10 miles of up-close-and-personal ocean views.
    6. Check your local newspaper for Octoberfest, Halloween, and other fall events. It’s a beautiful time to enjoy the great outdoors!

  9. Housing Market Passes a Milestone

According to the Wall Street Journal, the housing market has turned….at last!

The U.S. finally has moved beyond attention-grabbing predictions from housing “experts” that housing is bottoming. The numbers are now convincing.

“We finally saw some rising home prices,” S&P’s David Blitzer said a few weeks ago as he reported the first monthly increase in the slow-moving S&P/Case-Shiller house-price data after seven months of declines.

“Nearly 10% more existing homes were sold in May than in the same month a year earlier, many purchased by investors who plan to rent them for now and sell them later, an important sign of an inflection point. The fraction of homes that are vacant is at its lowest level since 2006.”

This is great news for our economy! For new homebuilders across the country this means we can now return to focusing on what we do best, building quality homes at fair prices for families who want to own their piece of the American dream.

It also means many Americans can get back to work. The housing industry drives so many other important entities of employment. Construction workers and contracting crews, realtors and mortgage lenders, landscapers and pool builders are all affected by the housing market.

At Neal Communities we have long understood that the housing market plays an integral role in the overall strength of our society. We also know that it is more than numbers on a spread sheet that dictate what is going on in the housing market. It’s smiles on children’s faces when they go to bed at night; it is a sense of comfort and security their parents feel knowing they are safe; and it is a sense of pride that comes only from home ownership.

While the housing market may have been weak these past several years, there was never any doubt in our minds that it wouldn’t make a triumphant recovery. People need and want a place to call their own. We see that every day in the faces of our homeowners.

  10. Design Tip of the Month: Create a Color Board

Are you tired of looking at the same dull white walls in your house? Are you feeling the need to ‘kick it up’ a little bit? Well, painting is the easiest and least expensive way to give your home an entirely new look! However, before you go crazy and start adding color to every room of the house, we suggest that you first create a color board.

Creating a color board is a simple way to preview your colors to insure that they won’t clash with your furniture, rugs or other furnishings. It gives you a sneak preview to how your home will look when you are done.

Here is how it works. Get a piece of poster board and start by grouping paint chips, fabric swatches, and photos of your furniture and accessories for each room to the board. Glue these items to your color board. If you lay out the entire house, you will be able see how the colors will flow from room to room. You can create color boards not only for paint options, but also furniture layout, fabric selections, window treatments, and area rugs. It will give you a snapshot of what the finished product will look like.

Top interior designers use color boards all the time when working with clients. This allows them to present various options to their clients to determine what their preferences are in color, style and design.
If you are doing an entire room makeover, you may want to use your entire board for that room. You can also include flooring selections (tile, wood, and carpet samples).

For decorating inspiration and ideas, visit model homes! At Neal Communities every one of our model homes has been professionally decorated. No detail has been overlooked!
